Here is our simple investor process we walk through from acquisition on...

​

1) Jubilee target's quality housing that will make a great home for a future tenant in our target market that meets our investment and housing criteria

2) We match that property with an investor (also called a private money lender-THAT'S YOU!) based off of your investment criteria; terms are clearly outlined in an investor offering document you will review

3) After your commitment (and after all questions have been thoroughly answered) we sign an agreement and any other necessary documents* as closing nears

4) Total agreed upon investment is bank wired or written (if local) in cashiers check 

5) 10%+ interest return on your loan begins at closing or as agreed upon

6) Total capital investment is returned at time and date agreed upon

Here are a few frequently asked questions:

Q: HOW MUCH MONEY DO I NEED TO INVEST WITH JUBILEE?

A: Our smallest investment has been $13,000.00 so far. So, at least 13k for now.

Q: HOW LONG DO I NEED TO KEEP MY MONEY INVESTED?

A: Our shortest commitments are 6-8 months. You can also keep your investment working for you by reinvesting your capital into another project (after return).

We also have long term investor offerings for 3 years, 5 years, or more. At which time 100% of your capital will be returned to you.

Q: DOES THE SIZE OF MY INVESTMENT CHANGE MY RETURN RATE? 

A: No, the size of your investment does not determine your return. The deal itself (purchase price of the property, ARV, rehab cost, and other factors) determines the return.

We only make deals that ensure we can give our investors 10%+ returns on any size loan.

Q: I HAVE SEVERAL HUNDRED THOUSAND DOLLARS TO INVEST. CAN YOU USE THAT? 

A: .... ummm ... Yes, we can. Can you use double digit returns on that paid to you as passive cash flow? :-)

Q: HOW/WHEN DOES MY INTEREST GET PAID TO ME?

A: Quarterly, bi-annually, or annual interest payments are made to investors in a cashiers check.

Q: IS THERE ANY RISK INVOLVED WITH INVESTING WITH JUBILEE? 

A: Many would say there is "risk" involved with any true investment. We believe our understanding of the real estate markets that we invest in makes our investments not a "risk", however, or at least very low risk investments. It is our highest priority to ensure that above the company, and above personal returns, our investors and lenders always get paid first

Q: CAN I GET EQUITY STAKE IN ACQUISITIONS?

A: Not at this time. Our pure 10%+ returns on your investment keep things simple. And it keeps your money growing.
